The first sign of this re-emergence in Sotogrande came in 2020 when the Accor Group decided to refurbish the former Hotel Almenara and turn it into a five-star resort: Hotel SO/Sotogrande. In 2021, the US billionaire Rockefeller saga bought a nearby plot of land and also embarked on a new project of luxury villas, hotel-spa, and golf area. Since then, there has been a steady stream of major investors showing interest in this elitist area. As recently as this year, the powerful Entrecanales Group has also decided to invest in Sotogrande, and we will see in this post how other investment conglomerates are offering new luxury villas that are second to none.

What  is the origin of Sotogrande?

Before we talk about the new projects, let us provide some of context. How did this unique paradise in the south of Spain come about? Initially, "Sotogrande” was simply the name of a farm (cortijo). It was one of five estates in this part of the Mediterranean located on the western side of the Costa del Sol.

The idea of turning this area into one of the most exclusive residential areas in Europe had its creators: the American colonel and financier Joseph McMicking and his Spanish-Filipino wife Mercedes Zóbel de Ayala y Roxas. Both made this idyllic place possible by starting their project from two of the great hallmarks of Sotogrande: the strong commitment to golf and polo.

Where is Sotogrande located? Does it belong to the Costa del Sol?

Today Sotogrande is a large residential area within the municipality of San Roque in Cadiz. For many, as it is territorially adjacent to Manilva, which is the last town on the Costa del Sol of Malaga and has a sophisticated lifestyle, Sotogrande is also considered part of the Costa del Sol. Officially it is not, but in a way it is or at least, the areas are twinned, as they have many similarities in terms of super-luxury Mediterranean lifestyle and top amenities.

How is Sotogrande subdivided?

Sotogrande comprises FIVE MAJOR AREAS

1.Port of Sotogrande

This is the maritime soul of the area and is located on the coast. It consists of a beautiful marina with more than 1.300 moorings, inaugurated in 1987. Although we are talking about the late eighties, in reality this infrastructure was part of the extensive project to create an elite residential area that began in the sixties. It is one of the liveliest areas, because it has shops and restaurants and plenty of entertainment. If you like seafront views, there are stunning penthouses and apartments here.

2. The Sotogrande Marina

Attached to the port is this large maritime area. It is home to the Real Club Marítimo of Sotogrande as well as El Octógono Tennis and Paddle Club. It is known as "The Little Venice" because it also has boat moorings for residents. It has a larger built-up area than the port area.

3.Sotogrande Coast

This is the coastal, lowerpart of Sotogrande. For your information, it is located south of the A7 motorway, in the vicinity of the Real Club de Golf of Sotogrande. It has wide avenues lined with palm trees, with a Beverly Hills feel, and many homes enjoy views of either the sea or the Guadiaro River. For the polo enthusiast, the main courses that Sotogrande has to offer are here, some of which are considered world-class.

4.Sotogrande Upper

This area encompasses the largest area within Sotogrande, rising up towards the mountains and is noted for its superb golf courses such as Valderrama, Almenara, and La Cañada. Surrounded by extensive green areas, it is the area for those who prioritise tranquillity in a quality luxury villa.

5. The Reserva of Sotogrande

Close to Sotogrande Alto is an even more exquisite area: La Reserva de Sotogrande. This enclave offers the possibility to reside in luxurious villas and mansions in truly exclusive urbanisations. With breathtaking views of Los Alcornocales Natural Park and the Sierra de Almenara mountain range, it also features a beautiful man-made beach and the prestigious Sotogrande International School.
